Thank you for being a valued resident with Action Team Realty! We are grateful to have you, and your comfort and safety are our top priorities. This quick guide will help you know what to do when something needs fixing, whether it’s an emergency, or just a routine repair.
🚨 High Priority: Emergencies
If something urgent happens, start by submitting a maintenance request through your Tenant Portal.
If it’s after hours and truly an emergency, call our emergency line and leave a detailed voicemail so we can respond as quickly as possible.
When leaving a voicemail, 📞 719-559-8417, please include:
•Your full name
•Your property address
•A brief description of the issue
•Your callback number
Examples of emergency issues:
•Fire or immediate danger → Call 911 first
•Gas leak → Leave the home and call 911
•Active water leak or burst pipe → Turn off the water, submit a request, and call our emergency line if after hours
•No heat and the outside temperature is below 45°F → Check the furnace filter, submit a request, and call after hours if needed
•Electrical sparks, smoke, or burning smell → Shut off the breaker, call 911 if there’s a fire risk
•Flooding or roof leak during heavy rain → Protect your belongings and contact us promptly
•Broken lock preventing safe entry/exit
•After hours → Call a locksmith (tenant responsibility)
•During business hours → You can pick up a key from our office (no fee if returned the same day)

⚡ Medium Priority: Urgent Repairs
These are important issues that need timely attention but aren’t emergencies.
Please submit a work order through your Tenant Portal.
We aim to respond within 24–48 business hours and complete the work within 3 to 14 days, depending on vendor availability.
We’ll keep you updated on scheduling and progress.
Examples:
•Moderate water leak (contained with a towel or bucket)
•Refrigerator not cooling properly
•Oven, stove, or dishwasher malfunction
•Garage door not opening
•One working toilet, but another is not functioning
•Broken A/C
•Minor electrical issues (no smoke or sparks)

🔧 Low Priority: Routine Repairs
These are small issues — but please still report them promptly to prevent further damage.
Examples:
•Slow drain or running toilet (after trying a plunger)
•Dripping faucet
•Loose handle, hinge, or minor cosmetic issue
•Paint or trim touch-ups
•Appliance making noise or vibrating

💡 Important Reminders
•All issues — big or small — start with a maintenance request through your RentVine Tenant Portal.
•Phone calls are for emergencies only when the office is closed.
•Tenant-caused damage (like clogged drains or unreported leaks) may result in repair charges.
•Do not hire outside vendors without written approval — we can’t reimburse those costs.
•After-hours lockouts may incur a service fee if a locksmith or team member is required.
